Shopping, high-rises, planned community
Developed starting in the 1970s by Don Soffer as a master-planned community anchored by Aventura Mall, one of the largest shopping centers in the US, Aventura grew into a dense corridor of luxury condo towers and became its own incorporated city in 1995.
Median · A small slice of the market — Aventura is overwhelmingly condo towers.
Median · Wide range from older towers to new luxury high-rises near the mall.
Prices are approximate, pulled from public market reports as of mid-2026, and change constantly. Always confirm with current MLS comps before making a decision.
Aventura's Biscayne Boulevard corridor is adding Centtral Aventura, a 9-story, 145,000-sq-ft mixed-use project with the city's first multi-story digital billboard, plus Avenia Aventura by Fendi Casa completing in 2026 and two proposed 31-story towers at the Arium Lincoln Pointe site.
Aventura draws families who want a resort-like, walkable lifestyle in condo towers — the city runs its own highly-rated charter school (Aventura City of Excellence School), a strong draw for families choosing between condo living and a traditional suburb.
Aventura sits right on the Miami-Dade/Broward county line, so double check which county and school district a specific building or address falls into — it affects property tax rates and school zoning even for addresses just blocks apart.
