Miami Beach

Beaches, Art Deco, nightlife

History

Built on reclaimed mangrove swamp starting in the 1910s by developer Carl Fisher, Miami Beach boomed with Art Deco hotels in the 1930s–40s, fell into decline mid-century, then was reborn as a fashion and nightlife capital during South Beach's 1980s–90s revival. Its Art Deco Historic District remains one of the largest in the US.

New development is concentrated in Mid-Beach — a 12-story, 222-residence short-term-rental-friendly tower broke ground in March 2026, alongside ultra-luxury projects like The Perigon and Cipriani Residences, with oceanfront pricing starting around $1,500–$2,500 per square foot.

Fun facts

  • Miami Beach's Art Deco Historic District has the largest concentration of Art Deco architecture in the world, with over 800 protected buildings.
  • The city is built almost entirely on a barrier island and dredged land, connected to the mainland by a handful of causeways.
  • South Beach's Ocean Drive became a design and nightlife icon largely through 1980s-90s preservation efforts that saved its pastel hotels from demolition.

Good to know for families

Families tend to gravitate toward the quieter North Beach and Mid-Beach areas rather than South Beach's nightlife strip — North Beach has a more residential, walkable feel with good parks, while South Beach's schools and street noise make it a tougher sell for young kids.

Moving from outside Miami-Dade?

Miami Beach is a barrier island, so flood insurance and hurricane preparedness aren't optional — get a flood zone and elevation certificate before making an offer, and budget for windstorm insurance on top of standard homeowner's coverage.
